Villa prices and annual service fees are fixed in US dollar. The price of each villa includes the land lease, buildings, and complete furniture, fixtures and equipment. Each villa is fully equipped and ready to move into.
Arts and Antiques supplied by PT Villa Seri belong to PT. Villa Seri and are on loan to the Villa owners. They can be removed by owners but must be replaced by equivalent items.
Applicable Indonesian taxes (VAT) of 10% from the land sub-lease price are to be paid at US$ 3.000 to secure the investor right over the land/building/investment.
B. Annual Maintenance and Management Service fees.
Annual Maintenance and Management service fees are payable to PT Villa Seri on a bi-annual basis. This fee covers all the cost of servicing and maintaining the villas, including day-to-day operation costs. The high levels of services provided are outlined in section The Management Service Agreement.

C. THE SERI SUITES Management Fees.
20% commission on Gross Villas Rental Income is payable to the Management Company.
The Villa' s owner and their spouse/partner and children may stay in THE SERI SUITES as long and as often as they want, with no commission payable. However the owner's non-immediate family and friends will be charged 20% at special 80% discounted rate, when occupying the villa. Those days will be counted as owners – occupied usage and not calculated in the "income distribution pool". |  | | Income Distribution Pool | Back to top | | All THE SERI SUITES Villas will be included in the Villa/rooms Income Distribution Pool. To be fair to all THE SERI SUITES villa investors, villa owners will receive an equal share of villa rental income – dependent on their villa/room usage (owner – occupied usage). It is regardless of the occupancy of their individual villa.
Each of the six 2 bedroom villas will be calculated the same and the one 3 bedroom Villa will be given an extra 25% to reflect the difference in purchase price and maintenance fee.
How the system works:
- All villa/room are in accommodation pools
- The total revenue earned by all villa/room is calculated at the end of the month.
- The 20% Management fee is deducted from total.
- Owner occupied usage counted for each villa/room and subtracted from nights available to give Net nights available.
- By dividing Total Net Revenue by Net Night available we fix the Average Night Rental.
- The Total Net Revenue per villa/room is then calculated based on Owner usage.
- Income is then distributed to each owner.

|  |  | | The Management Company | Back to top | The Management company PT. VILLA SERI ( PMA ) will manage and service Villa Seri and take care of the property on behalf of the owners. THE SERI SUITES buyers will enter a business partnership with The Management Company.
Both parties sign an agreement, which allows The Management Company to rent the villa on the owners' behalf. The agreement outlines the rights and responsibilities of both parties in detail.
The Management Company services and maintains the villa for the owner on the basis of annual maintenance fee that will increase at the same rate as the Indonesian CPI.
THE SERI SUITES staffing includes the management and line staff necessary to service and maintain the villas. Staff includes receptionists, cooks, housekeeping, engineers, pool cleaners, gardeners, drivers and security guards.

Land and Villa Agreement The Land and Villa Agreement is entered between the Villa’s Purchaser and PT. Villa Seri. Each villa is leased for a period of 50 years according to Indonesian Law. The agreement includes the option of extending after the 50 years terms and first option on purchasing the land in the event of it becoming available for sale. This agreement is re-sellable. B. Management Contract The Management Contract must be signed between the Villa Purchaser and the Management Company, a division of PT. Villa Seri. The Management agreement covers the sales and marketing efforts to stimulate rental income, on going villa maintenance and the day–to-day servicing of the villas. Indonesian property law can be quite involved. Therefore, we have associated local legal experts with English speaking specialists. We have appointed both a notary and a lawyer to handle all our property needs. This ensures that we comply with local laws and protect both the customer and ourselves.
